It varies enormously. A small flat with surface clutter might be one day. A severely affected three-bedroom house could take a fortnight or more. We give an honest estimate at the survey, with a clear pricing structure that does not penalise the job taking slightly longer than expected.

Do you need to involve the council?

Not necessarily. Many hoarder clearances are private arrangements with the family. Where social services, environmental health or a housing association is already involved, we coordinate with them. We do not contact authorities about a property unless legally required to (for example, if a child is at risk or there is evidence of a crime).
